Buying a Property in Chelmsford

Chelmsford was voted the eighth best place to live by Channel Fours Property program, Location Location Location. Situated in Essex just 30 miles from central London Chelmsford property (real estate) has never been hotter. It takes 40 minutes by train to commute to the city of London and trains leave every couple of minutes at peak times. On the train in the opposite direction you can be in most East Anglia seaside towns in a similar amount of time. No wonder properties are sort after in Chelmsford when crime is low (almost half the national average), and school pass rates are higher than the national average.

There are numerous new property developments under completion in and around Chelmsford including:
1. The Hub on Chelmsfords Bond Street has several waterside penthouse apartments. Underneath these flats are the restaurants Loch Fyne and Prezzo. There are also plans for a John Lewis department store to open on Bond Street shortly
2. There are around three thousand properties being built in Springfield, just outside of Chelmsford town centre. Springfield is the perfect for first time property buyers
3. High rise chic flats by the new multi million bus station where shops like Tesco metro and M&S Food are opening like hot cakes

Properties in Chelmsford enjoy facilities such as excellent shopping (most high street retails fashion shops are located on the pedestrianised high street), 25 above average schools, a selection of golf courses, the theatre, a museum, historical and cultural places to visit close by, booming businesses, and established ones too; it is home to Britvic, and Marconi. Great parks, Hyland’s Park has just less than six hundred acres of park land with gardens, a playground, house, and café with shops. It also hosts the superb Virgin Music Festival each summer; where bands such as Amy Winehouse, The Zutons, and Lenny Kravitz headline. There is even a festival hosted by Chelmsford Borough Council every summer for 3 Foot People (children under six years old) costing only £2 it really brings the towns people together.

Properties in Chelmsford have sat above the national average for years now around £220k for the average property in Chelmsford. There is an excellent property rental income in and around Chelmsford due to the popularity with commuters and university students.

There is a vast array of properties in Chelmsford; new properties, houses, cottages, flats, townhouses, and plenty of large detached country homes. There are a collection of villages just outside of Chelmsford which are property hotspots for families with parents commuting into the city. Villages such as Writtle (very close to the A12 and A414), Broomfield, Little Waltham, Great Waltham, Great Baddow, Little Baddow, and many more are popular property hotspots around Chelmsford.

Another benefit to buying a property in Chelmsford is how close you are to the M25, M11, and Stansted Airport. You should remember this when considering the location of property as being on the wrong side of town can add 30 minutes to a car journey.

Most property estate agents are located on Duke Street, Chelmsford. Although nowadays you can avoid estate agents fees by buying and selling property directly on the internet.
